We do not guarantee that you will make any money.

Every income figure, cash flow number, portfolio size, return percentage, deal example, and student result you see anywhere in our marketing or materials is an example of what a specific person achieved under specific conditions. It is not typical. It is not average. It is not a prediction about you.

Most people who buy business education do not achieve the results shown. Many make no money. Some lose money.

Real estate investing can result in total loss of your invested capital, plus personal liability on debt you personally guarantee.

All sales are final. There are no refunds. If you are buying this because you expect it to pay for itself — don't buy it.

1. No Guarantee of Results

TradeProElite LLC makes no guarantee, representation, or warranty, express or implied, regarding:

  • Any amount of income, profit, cash flow, or return
  • Any number of properties, doors, or deals acquired
  • That you will acquire any property at all
  • Approval for any loan, mortgage, DSCR product, or line of credit
  • Approval of any rent amount by any housing authority
  • Any tenant placement, occupancy rate, or tenant quality
  • Any property appreciation
  • Any tax outcome
  • Recovery of the amount you paid us
  • Any specific timeline for any of the above

2. What Our Numbers Mean

We show real numbers because vague advice is worthless. Here is exactly what they mean and don't mean.

2.1Our own portfolio

When we reference our portfolio — door count, gross monthly rent, or similar — those are figures from our own business, built over years, with our own capital, credit, team, systems, lender relationships, property managers, and market knowledge, and with mistakes and losses along the way that never appear in a headline number.

Gross rental income is not profit. It is revenue before mortgage principal and interest, property taxes, insurance, property management, maintenance, capital expenditures, vacancy, turnover, legal costs, utilities, and income taxes. Net is a fraction of gross.

Our results are not representative of what a student will achieve, and are presented as context for our experience — not as a benchmark or a target.

2.2Deal examples

Deal breakdowns — purchase price, rent, cash-on-cash return, cash flow — are illustrations of specific transactions or modeled scenarios at a point in time.

They depend on assumptions that will not match yours: the price actually negotiated, rehab cost actually incurred, the interest rate available that day, down payment, closing costs, the insurance quote, the tax assessment, management fee, vacancy assumption, maintenance and CapEx reserves, and the rent the local PHA actually approved.

Change one assumption and the return changes materially. Change the year and the interest rate changes everything.

Cash-on-cash figures are typically pre-tax, first-year, and exclude capital expenditures, vacancy, turnover cost, and the value of your own time. A number presented "at full asking price" is a model, not a closed transaction.

2.3Student results

Student results we publish are real results from real people who gave us permission to share them. They are also, by definition, our best outcomes — people who did the work, had capital, had credit, picked a market that cooperated, and got some luck.

They are not typical and we do not claim they are. We do not publish an average student outcome, and you should not infer one from what we choose to show.

2.4Not a statistical sample

Do not treat any figure we show as an expected value. If you want to know what a typical outcome is, assume it is far below what any marketing shows — that is true of essentially every education product in every industry.

3. About "Guaranteed Rent" and Section 8

The Housing Choice Voucher program pays a Housing Assistance Payment (HAP) directly to the landlord under a HAP contract. That payment is reliable. It is not unconditional, and it is not the whole rent.

The HAP portion may be reduced, suspended, abated, or terminated when:

  • The tenant's income changes, raising the tenant portion and lowering HAP
  • The tenant loses eligibility, is terminated from the program, or moves out
  • The unit fails an HQS inspection and the PHA abates payment
  • The HAP contract is terminated
  • The PHA changes its payment standard, or FMR/SAFMR figures change (they change annually)
  • Federal appropriations change, or during a lapse in federal funding
  • Fraud or a program violation is found

The tenant-paid portion is not guaranteed by anyone. You collect it, and you bear the risk if the tenant doesn't pay. Evicting a voucher tenant is still an eviction — same cost, same timeline, same court.

"Guaranteed rent" describes the HAP portion under an active contract. It does not mean guaranteed income, guaranteed occupancy, guaranteed profit, or a risk-free investment. No such investment exists.

4. Risks You Are Accepting

  • Total loss of invested capital
  • Personal liability on recourse debt and personal guarantees, beyond the property's value
  • Foreclosure and credit damage
  • Negative cash flow from vacancy, non-payment, or expenses exceeding projections
  • Rehab overruns — the single most common way new investors lose money
  • Major capital expenses — roof, HVAC, sewer line, foundation — exceeding a year of cash flow
  • Failed inspections and rent abatement
  • Interest rate risk on adjustable or balloon financing, including inability to refinance at maturity
  • Illiquidity — you may be unable to sell when you need to, at any price you want
  • Market decline in value or rents
  • Property tax reassessment after purchase, often materially higher than the seller's
  • Insurance cost increases or non-renewal
  • Litigation from tenants, contractors, neighbors, partners, or municipalities
  • Code violations, fines, and condemnation
  • Fraud by sellers, wholesalers, contractors, agents, property managers, or partners
  • Out-of-state management risk — you cannot see what you don't visit
  • Regulatory change to voucher programs, rent control, eviction procedure, or licensing
  • Uninsured casualty loss

Do not invest money you cannot afford to lose. Do not borrow money you cannot afford to repay if the property produces nothing.

5. Factors Outside Anyone's Control

Your results depend on your starting capital, credit, income and debt-to-income, risk tolerance, work ethic, market selection, team, judgment, interest rates, insurance markets, local ordinances, PHA policies and staffing, contractor availability, the economy, and timing.

We control none of these. Neither, entirely, do you.

7. Forward-Looking Statements

Statements about potential outcomes, projections, and future performance are forward-looking and inherently uncertain. Actual results will differ, often materially. Past performance — ours or any student's — does not predict future results.

8. Testimonials and Compensation

Testimonials are statements from actual customers, presented substantially as given (edited only for length and clarity). They reflect that individual's experience and are not representative of what you should expect.

Where a person providing a testimonial received compensation, free or discounted access, or any other material benefit, or has any material connection to us, that is disclosed with the testimonial as required by 16 C.F.R. Part 255.

We may receive compensation from third parties we recommend, including lenders, software, and service providers. Evaluate any recommendation on its own merits.

Review integrity. Consistent with 16 C.F.R. Part 465, we do not create, buy, sell, or solicit fake reviews or testimonials; we do not suppress negative reviews; we do not condition any benefit, refund, discount, or continued access on giving a positive review; and any review or testimonial written by an employee, contractor, coach, pilot, affiliate, or anyone else with a material connection to us is disclosed as such.
