PART APRIVACY POLICY

1. Scope

This explains how TradeProElite LLC ("we," "us") collects, uses, discloses, and protects personal information when you use section8educate.net, including the Section 8 Pro software available to logged-in account holders, our education programs, our community servers, and our email and SMS communications (the "Services").

Plain English summary:

  • We collect what you give us (name, email, phone, payment info, deal data) and what your device gives us (IP, browser, usage).
  • We use it to deliver what you bought, support you, improve the product, and market to you.
  • We do not sell personal information for money. We do use advertising and analytics tools that count as "sharing" under some state laws — you can opt out.
  • Comp data you upload may be aggregated and anonymized into market datasets.
  • You have rights to access, delete, correct, and opt out. Section 8 tells you how.

2. What We Collect

From you: name, email, phone, mailing address, username, password (hashed), profile info, Discord handle; billing name and address, last four card digits, transaction history (full card numbers are handled by our processors, not us); program application responses (experience, capital available, credit range, target markets, goals, timeline); properties analyzed, saved searches, buy box criteria, deal notes, uploaded comps, pipeline entries; emails, support tickets, community posts, call recordings where disclosed; testimonials, screenshots, photos, and video you submit.

Automatically: IP address, browser and OS, device identifiers, language, time zone; pages viewed, features used, searches run, clicks, session duration, referring URL, timestamps; email opens and clicks; video watch time and drop-off; cookies and similar technologies (Part B).

From third parties: transaction and subscription status from Whop and payment partners; property attributes and rent estimates from RentCast, public records, and listing sources; FMR/SAFMR, geographic, and crime data from HUD USER, U.S. Census, and the FBI Crime Data API; audience and conversion data from advertising platforms; profile and membership data from Discord.

2.1What NOT to send us

Do not upload or send personal information about your tenants, applicants, or other third parties — names, Social Security numbers, dates of birth, voucher numbers, income verification, credit reports, background checks, or medical information.

We are not your service provider for tenant data, and uploading it creates legal risk for you. Redact before uploading. If we find such data, we may delete it without notice.

We do not knowingly collect from anyone under 18. If we learn we have, we'll delete it — enhancedmarket@gmail.com.

We do not seek sensitive personal information as defined under state privacy laws and do not use or disclose it to infer characteristics.

3. How We Use It

To create and manage your account and authenticate you; deliver what you purchased; process payments, subscriptions, and billing disputes; provide support; send transactional messages; send marketing subject to your consent and opt-out rights; evaluate program applications; operate, secure, monitor, debug, and improve the Services; generate aggregated and de-identified analytics and market datasets; personalize content; detect and prevent fraud, credential sharing, and abuse; enforce our Terms; and comply with legal obligations and establish or defend legal claims.

Legal bases (EEA/UK): contract performance; legitimate interests in operating, improving, and securing the Services; consent for marketing and non-essential cookies; legal compliance.

4. Deal Data, Comps, and Aggregated Datasets

What you upload stays yours. Deal notes, buy box, pipeline, and saved properties are your data.

Comps may be pooled. If you submit comparable rent data, we may include it in market datasets and display it to other users in aggregated or anonymized form — a market rent range, a comp count, a trust-tier-weighted average.

We will not attach your name, email, or property address to a comp shown to other users unless you opt in to attribution at upload.

De-identified data. We may create and use de-identified and aggregated data indefinitely, including after you close your account, for analytics, benchmarking, product development, and publication. We maintain it in de-identified form and don't attempt re-identification.

5. How We Disclose

Service providers. Vendors performing functions for us under contract, limited to what they need. Current roster in Part D.

AI processing. We use third-party AI providers including OpenAI to power search, summarization, and analysis. Content you submit to those features is transmitted to the provider. Do not enter confidential or third-party personal information into AI features. We contract for terms that don't permit provider training on our data, but assume anything you type there leaves our servers.

Community platforms. Anything you post in Discord is visible to other members and governed by that platform's policy in addition to ours. Treat it as public.

Instructors and coaches. Contracted coaches, co-teachers, and pilots may access your program-related information to deliver coaching. They are bound by confidentiality obligations to us.

Business transfers. In a merger, acquisition, financing, or asset sale, personal information may transfer.

Legal. When required by law, subpoena, court order, or government request; to enforce our Terms; to protect rights, property, or safety; and to investigate fraud or security issues.

With your consent, including testimonials you authorize.

We do not sell personal information for money.

6. Advertising, Analytics, and "Sharing"

We use PostHog for product analytics and advertising pixels from platforms including Meta, Google, TikTok, and X. These set cookies and may share identifiers and activity with those platforms for campaign measurement and retargeting.

Under the CCPA/CPRA and several state laws this may be considered "sharing" for cross-context behavioral advertising, and in some interpretations a "sale." Opt out by:

  • The "Your Privacy Choices" link in our footer
  • Rejecting non-essential cookies in our banner
  • Enabling Global Privacy Control (GPC) — we honor GPC as a valid opt-out for the browser sending it
  • Platform-level ad settings (Meta, Google, TikTok)

We do not knowingly sell or share personal information of anyone under 16.

Longer where required by law or where a legal claim is actual or anticipated.

Security. We use commercially reasonable administrative, technical, and physical safeguards: TLS in transit, encryption at rest for sensitive fields, hashed passwords, access controls and least privilege, logging, and vendor due diligence. This includes reasonable safeguards for the private information of New York residents under NY Gen. Bus. Law § 899-bb (SHIELD Act).

No system is completely secure. Use a strong unique password and enable MFA where offered. Notify enhancedmarket@gmail.com immediately if you suspect a compromise. We notify affected users and regulators of a breach as required by applicable law, including NY Gen. Bus. Law § 899-aa.

8. Your Rights

Everyone: unsubscribe from marketing email; reply STOP to texts; access and update your account in settings; delete your account by emailing enhancedmarket@gmail.com.

U.S. state privacy rights. If you reside in California, Colorado, Connecticut, Virginia, Utah, Texas, Oregon, Montana, Delaware, Iowa, Nebraska, New Hampshire, New Jersey, Minnesota, Maryland, Tennessee, Indiana, Kentucky, Rhode Island, or another state with a comprehensive privacy law, you may have rights to know/access, delete, correct, portability, opt out of sale, sharing, targeted advertising, and certain profiling, limit use of sensitive information, non-discrimination, and appeal a denial.

To exercise: email enhancedmarket@gmail.com, subject "Privacy Request." We verify identity (typically by confirming control of your account email) and respond within 45 days, extendable by 45 with notice. First two requests per 12 months are free. Authorized agents may submit with signed authorization.

Appeals: reply "APPEAL" to our response. We respond within 45 days in writing. You may also contact your state Attorney General.

CCPA/CPRA disclosures. In the preceding 12 months we collected the categories in Section 2 and disclosed them for business purposes to the recipients in Section 5. We "shared" identifiers and internet activity for cross-context behavioral advertising per Section 6. We have not sold personal information for monetary consideration. Shine the Light (Cal. Civ. Code § 1798.83) requests: enhancedmarket@gmail.com.

EEA/UK. Additional rights to object, restrict, and withdraw consent, and to lodge a complaint with your supervisory authority or the UK ICO. We transfer data to the U.S. and rely on the EU Standard Contractual Clauses and UK Addendum where required. Our Services are directed to the U.S. market.

PART BCOOKIE POLICY

9. What we use

Strictly necessary (always on). Authentication and session management, security and CSRF protection, bot and fraud detection, load balancing, cookie consent storage, and checkout state. Cannot be turned off.

Functional. Language and display preferences; saved buy box, filters, and default market in Section 8 Pro; video playback position; support chat state.

Analytics. PostHog — product analytics, feature usage, funnels, error and performance tracking.

Advertising / targeting. Meta Pixel, Google Ads and Google Analytics, TikTok Pixel, X Pixel, and YouTube embeds. Used for conversion tracking, retargeting, and audience building. These are the ones that count as "sharing" under state privacy law.

Third-party cookies may be set by video embeds, payment processing (Whop), support chat, and ad platforms. We don't control them.

10. How to control them

Our banner appears on first visit — accept all, reject non-essential, or choose by category. Change any time at section8educate.net/cookie-preferences or via "Your Privacy Choices" in the footer.

Global Privacy Control is honored as an opt-out of sale/sharing.

Browser settings in Chrome, Safari, Firefox, and Edge let you block or delete cookies. Blocking all cookies breaks login and checkout.

Platform opt-outs: facebook.com/adpreferences, adssettings.google.com, TikTok in-app ad settings, optout.aboutads.info, optout.networkadvertising.org.

Do Not Track is not standardized and we do not respond to it. We do respond to GPC.

Retention. Session cookies expire when you close your browser. Persistent cookies last 24 hours to 24 months by purpose. Advertising cookies typically up to 13 months.

PART CMESSAGING, SMS & EMAIL CONSENT

11. SMS

By providing your mobile number and checking the consent box, you give TradeProElite LLC express written consent to send you recurring automated marketing text messages at that number, including messages sent using an automatic telephone dialing system.

Consent is not a condition of purchase. You can buy anything we sell without agreeing to texts. You confirm you are the subscriber or customary user of the number and are 18 or older. Notify us at enhancedmarket@gmail.com if your number changes.

Programs: transactional (purchase confirmations, access details, session reminders, billing notices, support replies) and marketing (program announcements, webinar invitations, offers, content notifications).

Frequency: varies, typically up to 4–8 marketing messages per month, plus transactional as needed. Message and data rates may apply.

Opt out: reply STOP to any message (STOPALL, UNSUBSCRIBE, CANCEL, END, and QUIT also work). One confirmation follows, then no more marketing texts. Or email enhancedmarket@gmail.com with "STOP SMS" and your number. Opting out of texts does not opt you out of email. Reply START to rejoin.

Help: reply HELP or email enhancedmarket@gmail.com.

Quiet hours: no marketing texts before 8:00 a.m. or after 9:00 p.m. in your local time zone.

Carriers are not liable for delayed or undelivered messages. We do not guarantee delivery.

We do not sell mobile numbers or SMS consent. Numbers are shared only with our SMS delivery provider to send your messages.

12. Email

Every marketing email includes a truthful subject line and sender name, our valid physical postal address, and a working unsubscribe link honored within 10 business days (we target 24 hours).

Transactional email — receipts, access details, security and billing notices — is not marketing and is sent regardless of marketing preferences. To stop it, close your account.

We do not buy, rent, scrape, or append email lists. If you received email from us and didn't opt in, tell us at enhancedmarket@gmail.com and we'll investigate and remove you.

13. Calls

If you provide a number for that purpose, we or a service provider may call you. We do not use prerecorded or artificial voice marketing calls without separate express written consent. We honor the National Do Not Call Registry and internal do-not-call requests — email enhancedmarket@gmail.com with "DO NOT CALL." We maintain that list at least 5 years.

If a call is recorded, you'll be told at the start and given the chance to decline. We obtain consent from everyone on the call.

We may update this Policy. Material changes are posted here with a new date and, where required, emailed to account holders in advance.
